SALES OF LAND PROPERTIES BY BIDDING AND AUCTION
DEADLINE: 28TH OCTOBER, 2020
New Capital Properties Limited (NCPL) on behalf of its client hereby advertises
for the purpose of requesting for bids from the general public (ie. individuals
and corporate bodies) interested in buying the under listed properties:
1. No. 35, Ikosi/Zartech Road, Opposite JUBRILIAR BROS ENGINEERING COMPANY, ikosi/isheri LCDA Lagos: A bare industrial piece of land fenced round with its perimeter, measuring 2.614 hectares
2 Commercial Property, No 20 Ijora Oloye, Apapa-Lagos: Purpose built office space on two floors, a warehouse, a bungalow, a workshop, a communication mast and a security house all situated within a perimeter fence premises measuring approximately 6,147 square meters.
3. A vacant plot of land located at No. AS. Somali Crescent. Barnawa Kaduna A Bare piece of land measuring 957 square meters.
4. A vacant piece of land located at Na. AS Barnawa GRA Somali crescent, beside Jodeci Lounge Kaduna: A Bare piece of land measuring 67451 square meter.

8. 11 Sultan Close, Kaduna: Multi-purpose residential building of 3 Bedroom
Blungalow, an external room, laundry, generator house, boy’s quarten and
a Gate House all situated within a perimeter fence. The site has a land area of approximately 1.705 Acres
9. Plots 15/1-4, Block 15 Central Business District Abuja: A vacant plot of land
Measuring 20,000.84 square meters. The neighborhood is predominantly
commercial. All access roads are tarred and motorable

21. No.9 Isa Kaita Road Kaduna House (B): 1 Nos. Block of 4 Bedroom bungalow with 1 Nos. Block of 1 Roam Boys Quarters situated within a land area of 3,188.917 square meters.
22. No.11 Isa Kaita Road House (Ch 1 Nos. Block of 4 Bedroom bungalow with 1 Nos. Block of 1 Room Boys Quarters situated within a land area of 3,191.716 square meters
BIDDING MODALITIES:
The bidding process will be conducted strictly in conformity with the following procedure:
i. All properties will be sold in an Open Auction. A Simple Auction System
by way of competitive bidding shall be employed. All bids must be submitted with a bid band by way of a bank draft equal to 10% of bid value. All bids without a bid bond stand disqualified.
ii. All bids must be accompanied by a N10,000.00 processing fee which is payable at the point of submitting the bid to NCPL
iii. Occupants shall have a right of first refusal except where there are
multiple tenants
iv. For residential properties the highest bid price will be offered to the occupant of the property to exercise the Right of First Refusal by effecting payment of N10,000.00 non-refundable deposit within fourteen (14) days.
v. If the occupant fails to exercise the Right of First Refusal, the preferred
bidder shall be allowed to complete the transaction as envisaged having paid *10% of the bid price
vi. The highest bidder shall automatically be declared the preferred bidder,
along with the second highest bidder as the reserve bidder: with the bid
bonds being retained and treated as non-refundable 10% deposit. All
other bid bands shall be returned (un-cashed) to unsuccessful bidders.
vii. The bid (consisting of a duly signed application letter and 10% bid
bond by way of a bank draft) must be enclosed in a sealed separate
envelope and submitted to New Capital Properties Limited (NCPL) No.
5A Modibbo Adama Off. Ali Akilu Raad P. O. Bax 2047, Kaduna not later
than 12.00 noon on 28th October 2020 being the expiration date or 6 weeks from the date of this publication.
AUCTION PROCESS:
a All bids on each property unit shall be opened in public on the same day
beginning at 11:00 am. on the premises of NCPL at Kaduna.
b. No property will be sold below the reserve price.
c. The preferred bidder will be determined by a simple evaluation of the highest bid submitted (provided that it is above the reserve price) and the bid bond will immediately become a ton non refundable deposit towards the purchase of the property.
d. The second highest bidder shall become the reserve bidder, provided that the submitted bid is above the reserve price
e. Unsuccessful bidders shall be required to retrieve their bid bands from NCPL within a week
f. The balance of 90% of the bid price must be paid by all purchasers within 90 days (or 3 Months) of being declared winner.
g. A 5% commission on the purchase price of each property shall be payable to NCPL by the purchaser.
h. In the event that a purchaser fail to comply with the payment terms, the non refundable deposit (being 10 of the purchase price) still be forfeited and the contract shall be rendered null and void, with the property declared unsold. Any payment in excess of the non-refundable deposit shall be non refundable, less any administrative charges.
i. In the case of residential houses in occupation, failure to accept offers and/or comply with the payment terms will lead to immediate eviction.
j. If the Preferred bidder fulfills his obligations within the stipulated time, the
reserve bidder’s bond shall be returned.
k. If the reserve bidder fails to comply with the terms of sale, the bid bond shall also be forfeited.
l. All interested members of the public shall be allowed to inspect the properties of their choice at an agreed date after a formal submission of expression of interest to NCPL
m. New Capital Properties Limited, at its sole and absolute discretion, reserves the right to withdraw any and all properties hereby advertised.
SUBMISSION CLOSING DATE
The closing date for submission of bids shall be on or before 28th October, 2020.
